Why we don't publish flat rates

Online flat-rate calculators for commercial cleaning are not useful. A 5,000 sq ft medical office and a 5,000 sq ft open-plan tech office require different chemicals, different protocols, different time commitments, and different insurance coverage. Publishing a per-square-foot rate would either mislead you or pad the quote to cover worst-case assumptions.

The four factors that determine your price

Number of restroomsRestrooms are the highest-labor-cost area per square foot in any commercial building. A 3,000 sq ft suite with 4 restrooms prices differently than one with 1.
FrequencyNightly contracts (5 nights/week) have a higher monthly total than weekly, but a lower per-visit cost. Bi-weekly is the highest per-visit rate because crews spend more time catching up.
Scope and compliance requirementsHealthcare and dental facilities require disinfectant products and protocols that add time and material cost. Distribution and warehouse floors may require ride-on equipment. These are scoped individually.
